Boons Point Estate is a family-owned collection of boutique luxury villas set on one of Antigua’s most scenic coastal headlands. Once part of a working sugar plantation, the property has been thoughtfully reimagined, blending Caribbean charm with modern comfort.​

Located just minutes from the airport and the town of St. John’s, and overlooking the turquoise waters of Royal Bay and Blue Waters, Boons Point Estate offers uninterrupted sea views, where the Caribbean Sea meets the Atlantic Ocean, and a discreet atmosphere of privacy and simplicity.

​Comprised of only four distinct villas and apartments, the estate offers space, seclusion, and a strong sense of place. Our Story

In 2012, Boons Point Estate was acquired by an Anglo-Italian family with a deep appreciation for placemaking and Caribbean living. The lady of the house, Maria Giamundo, was struck by how the estate’s dramatic coastal views recalled the landscapes of her childhood on the Amalfi Coast. Inspired by this unexpected familiarity, the family began a quiet transformation of the site, preserving its history while reimagining it as a place of beauty, ease, and permanence.

What began as part of a 1980s Antiguan resort development has since evolved into a curated collection of villas and apartments de charme, each tastefully renovated with a respect for both Caribbean vernacular and European elegance.

History

Located where the Caribbean Sea meets the Atlantic Ocean, Boons Point held early strategic importance, with sweeping views of incoming ships and steady trade winds that once powered its sugar mill. A carved cliffside seat known as “Boone’s Chair” served as a lookout and local legend, said to require rituals before use. Though lost to coastal development in the early 1980s, its story lives on, reminding visitors of the site’s enduring role as both vantage point and myth.

The estate is named after William Boone, an English settler recorded in Antigua as early as 1672. By 1788, “Boons” was an 85-acre plantation owned by John Delap Halliday and later inherited by Admiral John Halliday Tollemache. Records from 1829 note over 100 people working the land, highlighting its role in the island’s plantation economy. In the early 20th century, John J. Camacho acquired the estate and dismantled the Great House, donating its limestone blocks to build St. Joseph’s Catholic Cathedral in St. John’s. By the 1960s, Boons Point transitioned toward hospitality, part of the land became Blue Waters Hotel, while the headland was developed into a collection of boutique villas by Genoese ship-owner Ezio Cipriani.
